A state of affairs that means “More than 27% of very small goods, which are less than 40 m², are considered sieves, which does not reflect the reality.”

The label of 11% of real estate stocks will be revised

With the improvement of the diagnostic system, about 140,000 houses of this category (less than 40 m²) are expected to be reclassified out of categories F and G, so they will no longer be considered as energy sieves, estimates South West. indeed, “Housing units that would be labeled as improved represent 11% of the real estate stock in these areas”Table, for his part, Christoph Bechu.

The amendment aims to temporarily protect these small spaces from rent restrictions and rent freezes imposed by the government as part of the energy transition. Indeed, the rules provide for a rent ban for G classified housing from January 2025, followed by F in 2028 and E classified housing in 2034.

Should we remember that the DPE, introduced in 2006, made it possible to initially classify and label housing and other spaces according to their energy consumption. From July 2021, it has now been extended to take into account greenhouse gas emissions, the impact on climate. You should know that from January 2023 G+ classified accommodation is prohibited for renting. And from January 2025, all classified G+ accommodation will be affected by the ban.

Will the DPE classification criteria be reviewed?
