The proposed real estate reform would introduce a weighting coefficient that would adjust the assessment of hot water consumption according to the size of the dwelling, thus improving the situation for thousands of improperly classified properties.. The change in the DPE, which will be made through a decree and whose consultation will begin this week, is being greeted with enthusiasm by real estate professionals. Loïc Cantin, president of the National Real Estate Federation (Fnaim), underlined the importance of these reforms to bring a breath of fresh air to the tight rental market. However, he stressed the need to verify the actual impact of the move on the 140,000 housing units concerned, crucial data for evaluating the effectiveness of government intervention.

A surge in satisfaction among professionals

The favorable reception of this measure by the unions of real estate diagnosticians such as FIDI, CDI-Fnaim and Sidiane shows the consensus on the need to adjust the DPE to more faithfully reflect the energy reality of small housing. These organizations are pleased that the update does not change the DPE calculation engine, thus maintaining the integrity of the diagnosis while correcting its shortcomings.

Further, the Ministry of Environmental Transition does not limit itself to adjusting the DPE for small areas. It also proposes support measures for distressed co-owners, notably suspending the ban on re-renting of thermal strainers for those voting for energy renovation work.. In addition, the simplification of access to MaPrimeRénov’ by making the RGE label more accessible to artisans shows the desire to encourage large-scale energy renovation.

A positive development for the real estate market

This revision of the DPE for small housing is a crucial step in making the real estate market more equitable and efficient from an energy point of view. By correcting the enumeration bias that unfairly penalizes small areas, the government is not only correcting an injustice; It also helps to expand the sector of the French economy.
